Appraised prices to rise by 15-30% in next revision

Land appraisal prices in Bangkok will rise 15-30% on average in the next revision to take effect next year while condominium valuations will rise 15%, according to the Treasury department.

Appraised prices to rise by 15-30% in next revision

Japanese quake helps Thong Lor condo

The March 11 Japanese earthquake and tsunami has helped to boost sales of the new d25 Thong Lor condominium project by as much as 40% via Japanese investors.

The 500-million-baht d25 Thong Lor condominium will be located on 369 square wah in Thong Lor Soi 25. It will feature98units sized from 35-68 square metres and priced between 97,000 and 120,000 baht per sq m.

Skytrain trials on Onnut-Bearing route

Trial runs began on Thursday on the new BTS skytrain route, a 5.25km extension from Soi Onnut to Soi Bearing. The first test run was launched by Bangkok governor MR Sukhumbhand Paribatra. The service is due to beigin operating free of charge between Aug 12 and Jan 1. The Bangkok Metropolitan Administration invested more than 50 billion baht on the extension. Construction began in 2006.

“The BMA will operate the skytrain on the extended Onnuch-Bearing route from Aug 12 and expects about 120,000 people to use the service per day,” he said, “It will enable more than 500,000 people in Phra Khanong and Bang Na areas to travel more conveniently to other areas.

“The Taksin-Phetkasem extention is expected to be in service by Dec 5, 2012, ” MR Sukhumbhand said.

Low prices expected to spur sales at new Sukhumvit condo

The 15 Sukhumvit Residences, a new condominium project between Sukhumvit sois 13 and 15, expects its low prices to attract buyers as it has lower development cost and current regulations limit the heights of new highrise buildings in the area.

Prices at Sukhumvit 15 start from 84,000 baht per sqmfor a bare-shell unit.

The company says its units will cost 15% less than comparable units of other developments in the prime location.
