Wide range of rooms available for rent and sale. There are three types of rooms.

SHANGHAI : Charoen Pokphand Group’s operation in China under the Chia Tai Group will join with Krung Thai Bank to operate a local bank in China this year, said Phaichit Viboontanasarn, director of the Office of Commercial Affairs in Shanghai.

He said Chia Tai received a national licence to operate a bank in Shanghai earlier this year with Thai state-owned Krung Thai Bank. It did not disclose the investment. Read more… …

SET-listed Sena Development Plc plans to tap Board of Investment tax incentives more actively in 2011 in response to rising interest rates and inflation.

Next year’s projects have not been finalised, but the developer plans to focus more on ones that are eligible for BoI support, with prices estimated at 600,000 to 700,000 baht per unit, said executive director Kessara Thanyalakpark.

“The upward trend in interest rates is expected to have a significant effect on buyers who rely on bank loans. For every 1% rise in the interest rate, their budget for a home purchase drops by 8%. This has become a factor prompting us to consider developing new products that cater to this change in purchasing power,” she said. Read more… …

Low prices reflect wide use of BoI perks

Townhouses and condominium sales boomed while single houses priced from 3-5 million baht were the best sellers in Greater Bangkok during the first half of this year, according to a survey by the property management company Plus Property Co.

It said 67 townhouse estates were launched in the first half with 8,105 units, up 155% from the first half of 2009. More than 10 of the projects offered unit prices below 1.2 million baht, suggesting more developers are entering the market to take advantage of the BoI Home incentives from the Board of Investment home programme.

Spurred by the property tax incentives that expired on June 30, townhouse sales rose 92% from the same period last year to 12,051 units, accounting for 51% of all offered units and a 14% share of all residential units. The average selling rate per month was 7.2 units per project, up 2.9 units from a year earlier. Read more… …

Television content providers have joined hands to launch 10 satellite channels for condo residents in Bangkok.

GMM Broadcasting, Nation Broadcasting, Rose Media and Entertainment, and Kantana Group have joined with real estate developers L.P.N. Development, Sansiri, Pruksa Real Estate and Supalai to add devices that broadcast their programmes to condo residents.

The “Big Pack” project is expected to draw more urban viewers to watch satellite TV, now mostly marketed for upcountry residents. Read more… …

Ch. Karnchang Plc (CK), the country’s second-largest listed contractor, has offered the lowest bid to build part of Bangkok’s 52.46 billion baht Blue Line mass-transit project.

Ch. Karnchang’s bid of 5.03 billion baht for the fifth Blue Line contract was below the 5.3 billion quoted by its larger rival Italian-Thai Development Plc (ITD), and 5.07 billion baht by Sino-Thai Engineering and Construction Plc (STEC).

Standard-gauge line to tie region together

The cabinet will hear a proposal next week to establish a joint venture between the Thai and Chinese governments to develop a new standard-gauge rail line from Nong Khai in the Northeast to the southern border with Malaysia.

The Airport Link connecting downtown Bangkok and Suvarnabhumi airport began its first day of commercial services on Monday, with trains now running from 6am to midnight.

Transport Minister Sohpon Zarum said the Airport Link can carry up to 50,000 passengers a day,  generating revenue of one million baht a day.

“I believe this rail link will help ease traffic, lower pollution and make it easier for the public,” Mr Sohpon said.

The Airport Link’s City Line will run every 15 minutes and the Express Line every 30 minutes. Both lines operate from 6am to midnight. Read more… …

The medium-sized developer Rung Pattana Property Co will enhance its presence in eastern Bangkok by offering to build home offices as its flagship product in that area.

The 950-million-baht RK Biz Center Motorway-Airport Link offers 177 four-storey home offices with use space from 220 square metre and priced from 3.99 million baht.

Managing director Visit Kittiudom said eastern Bangkok was an up-and-coming area with construction of mass transport routes, particularly the Airport Rail Link and the Pink Line to Min Buri district. Read more… …

‘‘After our success in the current business, we have started exploring other different investment opportunities and have found that real estate in Thailand is an interesting and attractive segment,’’ says Mr Yong.
